Overview
Our client is a leading construction contractor specialising in large-scale commercial and industrial warehouse projects. They are seeking a motivated and detail-oriented Junior Quantity Surveyor to join their site team.
The successful candidate will support the Project Manager in managing project costs, subcontractor accounts, procurement, and contract administration directly on site. This role is ideal for someone with a strong academic foundation and 1–3 years’ contracting experience who is eager to develop into a fully-fledged Quantity Surveyor in the construction sector.
Key Responsibilities
Cost Estimation & Tendering
· Assist in preparing Bills of Quantities (BOQ) and cost estimates from structural, architectural, and services drawings.
· Contribute to tender submissions through measurement, pricing, and documentation.
· Monitor costs and identify potential risks or savings during construction.
Contract Administration
· Maintain accurate contract and project records, including variations, claims, and progress reports.
· Support compliance with JBCC and FIDIC contract requirements.
· Assist in preparing close-out documentation and final accounts.
Subcontractor & Supplier Management
· Issue enquiries, compare quotations, and assist in procurement of subcontractors and suppliers.
· Support negotiations to ensure cost-effective procurement while meeting quality and programme requirements.
· Verify subcontractor claims, process interim payments, and track retentions and guarantees.
Revenue & Cash Flow Management
· Assist with preparing and submitting monthly payment applications to clients.
· Track and record variations and additional works for revenue recovery.
· Support senior staff in cash flow forecasting and monitoring project financial performance.
Reporting & Systems
· Maintain up-to-date records on cost management systems (CCS Candy or equivalent).
· Prepare monthly cost reports, site progress reports, and financial summaries.
· Assist with project budgets, forecasts, and reconciliations.
Skills & Competencies
· Proficient in MS Excel and familiar with CCS Candy or similar QS software.
· Knowledge of JBCC contracts and construction contract administration.
· Strong understanding of construction methods for warehouse builds (concrete works, structural steel, cladding, services integration, finishes).
· Analytical thinker with strong numeracy skills and attention to detail.
· Strong interpersonal and communication skills for engaging with site teams, subcontractors, and clients.
Experience & Qualifications
· BSc or BTech in Quantity Surveying (required).
· 1–3 years’ post-qualification experience within a construction contracting environment (not consulting).
· Experience on commercial or industrial projects (warehouses, factories, distribution centres) highly advantageous.
